GoodLand Brands’ relocation in Franklinton marked a significant step forward for the growing hospitality and consumer brand group, establishing a permanent home in one of Columbus’ most dynamic creative districts. After outgrowing their previous space down the street, the team sought a property that could support both operational needs and long-term brand expression. Their move to Walnut Street reflects that ambition, embedding their offices within a thoughtfully reimagined piece of neighborhood fabric rather than a conventional commercial shell.

This project involved the adaptive reuse of two historic homes along W. Walnut Street, joining them into a cohesive commercial property while preserving their residential character from the street. The goal was clear: maintain the architectural spirit and scale that define Walnut Street’s historic rhythm, while converting the interiors for modern retail and collaborative use. The homes were structurally unified with an addition set back from the street, and further connected by a large elevated deck and pergola that bridges the buildings and extends toward a newly constructed modern structure at the rear of the combined lots.

The rear additions introduce a tropical greenhouse and contemporary architecture that intentionally contrasts yet complements the historic street frontage. Clean lines, modern materials, a trio of garage doors, and expansive glazing define the new building, providing flexible event space, an upstairs photo studio, and meeting areas for the GoodLand team. The connecting deck functions as both circulation and gathering space, creating a physical and visual link between old and new while activating the outdoor environment.

This redevelopment continues a broader vision for Walnut Street spearheaded by the developers, whose first completed project on the corridor was Sweeney’s Tavern in 2024. Their long-term strategy centers on preserving the historic streetscape while incrementally converting homes into vibrant commercial destinations; retail, hospitality, and creative, without erasing the neighborhood’s character. GoodLand Brands’ new headquarters advances that vision, demonstrating how sensitive adaptive reuse paired with strategic infill can catalyze corridor revitalization.

With additional Walnut Street projects already on the horizon, this effort establishes a replicable model: retain what gives Franklinton its soul, introduce contemporary function behind it, and create places that serve both business growth and neighborhood identity.
